Cross Insurance purchased a 64,000-square-foot commercial class “A” office building in the summer of 2011. Upon occupancy, they found that throughout the building the temperature was extremely difficult to control and maintain, resulting in an uncomfortable working atmosphere.
The owners of Cross Insurance - being in a class of their own and caring deeply for the comfort and well-being of their employees, tenants, customers, and guests - requested the services of Accurate Air to investigate the HVAC system. After performing a thorough investigation, Accurate Air determined that the entire system had aged, that proper maintenance had been neglected for many years, and the system was in dire need of an overhaul.
Cross Insurance was determined to utilize the top-of-the-line equipment and materials available today to bring this building into the 21st century while increasing energy efficiencies.
Accurate Air contracted the services of WV Engineering Associates to work with us on developing a plan to upgrade the system and improve efficiencies. After many months of planning and developing, by the summer of 2012 the project was designed and we were to proceed with construction.
We determined we needed to develop a stringent plan because the building was occupied. Consequently, we put a plan together to utilize “swing” space construction and allow us to segment the building into phases by moving individuals from areas so we could perform our tasks. Also, the building had abnormally high ceilings, so most work was performed on scissor lifts provided by TJM Rental and Supply, Inc.

Task 1 - Take the old water-cooled chiller system offline and install a temporary chiller system until the new one arrived.
This job was performed during the hot summer months, and the deteriorating cooling tower was below ground level, in a confined space, located on the side of the building, adjacent to a very busy public roadway in downtown Manchester.
Task 2 - Demolish and remove the old boiler system, circa 1962.
Task 3A - Remove the outdated pneumatic controls, VAV boxes, ductwork, and mechanical hot water piping, and install a new digital control system, VAV boxes, ductwork, mechanical hot water piping, and pipe/duct insulation.
Task 3B - Replace the old water-cooled chiller system with a new air-cooled system.

The mechanical system installed by Accurate Air meets high-efficiency ratings above and beyond normal requirements. Outdoor fresh air is brought into the building, cooled, and then released throughout the building. The air filtration system was designed to filter the chalk generated in the climbing gym, thereby removing it from the air and providing clean breathable air for the customers’ lungs.

The Farnum Center is a newly constructed substance abuse treatment center. Accurate Air provided the installation of equipment and gas piping of 10 spilt HVAC systems, 12 450-cfm ERV units, and one five-ton rooftop unit, one 7.5-ton rooftop unit for the center area of the building, and one 3-ton rooftop unit for the kitchen area.
Accurate Air installed a Bryant Evolution System to facilitate the ability to have individual temperature control for each room, upgraded the split system units to have modulating gas valves and fans for heat and airflow, and installed two stage compressors for cooling, zone dampers, and zone controls.
The construction of Farnum brings much-needed medical treatment to the area and also provides the area with additional skilled labor positions.

Optics 1, Inc, founded in 1987 by Robert E. Fischer, is a leading independent optics and optical system design and manufacturing company that provides product development and assembly resources to its customers, government agencies, and commercial enterprises.
For this newly constructed building, Accurate Air was contracted to supply and install the HVAC system, which included Carrier gas/electric VAV rooftop units, exhaust fans, ductless splits, VAV boxes, RGD’s, HEPA filters, supply and return ductwork and accessories, insulated supply ducts, controls, a dehumidification unit for the epoxy room, wall-mounted steam humidifiers with blower packs for class areas, and condensate piping.
The completion of the project adds 100s of quality, skilled labor jobs to the local job market.
