Project 1: Cross Insurance Office Building Modernization

The Challenge
Cross Insurance purchased a 64,000-square-foot Class “A” office building in 2011. Upon occupancy, they found that the temperature was difficult to control and maintain throughout the building, creating an uncomfortable environment for employees and tenants.
The existing HVAC system had aged significantly, and proper maintenance had been neglected for many years. Cross Insurance needed a complete system overhaul that would enhance comfort, reliability, and energy performance while minimizing disruption to ongoing operations.
Our Solution
Accurate Air conducted a detailed evaluation and partnered with WV Engineering Associates to design a complete HVAC modernization plan. The project included phased construction to accommodate building occupancy, utilizing “swing” spaces and off-hour scheduling to reduce impact.
Key components of the project included:
- Installation of a temporary air-cooled chiller system to maintain comfort during the summer while the old water-cooled unit was decommissioned.
- Demolition and removal of the original 1962 boiler system, including asbestos abatement, handled by Accolade Environmental Contracting Corporation.
- Installation of a new Viessmann boiler system, improving heating efficiency and reliability.
- Replacement of outdated pneumatic controls and ductwork with a new digital DDC control system, modern VAV boxes, and insulated mechanical piping.
- Collaboration with trusted partners, including Granite State Plumbing & Heating, Merchant Electric, Viking Controls, and Peniel Environmental Solutions, for testing and integration.
- Final replacement of the old chiller system with a new high-efficiency air-cooled system and twin 130-ton remote condensers.

Project 2: The Farnum Center

The Challenge
The Farnum Center was a newly constructed substance abuse treatment facility. It required a full HVAC design and installation to support both patient care and administrative areas. The system needed to provide precise comfort control for multiple zones and accommodate high ventilation demands for healthcare operations.
Our Solution
Accurate Air provided complete HVAC installation and gas piping for the facility, which included:
- Ten split HVAC systems.
- Twelve 450-cfm ERV units.
- One 5-ton rooftop unit, one 7.5-ton rooftop unit for the building’s central area, and one 3-ton rooftop unit for the kitchen.
A Bryant Evolution System was installed to provide individual temperature control for each room. The system incorporated modulating gas valves and fans for balanced heat and airflow, along with two-stage compressors, zone dampers, and digital zone controls for optimal comfort and efficiency.
